Tourist accommodation in Parigoria
The studied site is placed out of the Parigoria town building design and covers around 16 arches. Its distance from sea is close to 1.5 km and its altitude difference offers northern view towards it. We suggest the design of touristic residencies indifferent sizes so as to offer a variety of choices to future tenants. The categorization we offer includes 26 residencies of one bedroom (55 sq.m), 8 residencies of 2 bedrooms (80 sq.m). 3 residencies of 3 bedrooms (145 sq.m) and communal buildings of total space 547 sq.m.
The location of these buildings follows two main axes, under which are designed the traffic roads in the site. A main entrance is designed centrally on the north side and separates the land into two parts. Thus, two residential units are developed in the west part while in the eastern are planned two more units and a communal building section in addition to a swimming pool. The parking spaces are placed next to each section and provided only in the dwellings of 150 sq.m. within each court. We aim to keep a large part of the land completely natural (especially the one that is outside the building design), preserving existing plantings and morphology.
We seek to give the feeling of a quiet residential neighborhood in each section protecting private outdoor area of the visual contact with the other houses. We make sure to keep the parking spaces outside the blocks in a short distance from the houses, so as the owners to arrive directly to them. Avoiding partitions and designing perimeter yards for most of the houses, we create the public spaces arising between them as freely formed paths and common staging points with proper shading and planting.
The residencies of 55 sq.m. cover the largest percentage of the land, so we design four distinct types for them. The first three types consist of a two-storey volume with a house on each floor while the fourth volume has a two-storey with two houses on the ground floor and one on the first floor. Each house includes: living room with fireplace, kitchen with dining area, bathroom and bedroom. On the ground floor houses are included yards and Jacuzzis while the floor houses include balconies and terraces that use of the ground floor flat where is placed the Jacuzzi.
The houses of 80 sq.m. are eight in number so we choose to create 3 different types. In each type we place on the first floor a smaller residence of one bedroom to create a comfortable outdoor area. In both cases we create ground independent buildings. Each house of 85 sq.m. includes: living room with fireplace, kitchen with dining area, bathroom and two bedrooms. On the ground floor houses are included yards and Jacuzzis while the floor houses include balconies and terraces that use of the ground floor flat where is placed the Jacuzzi.
The houses of 145 sq.m. are in total three and thus the recommend design is of a separate type for each of these. We design two different storey residencies and a two floor residence. Each house is of 145 sq.m. and includes: living room with fireplace, kitchen, dining room, bathroom and 3 bedrooms (each with its own bathroom). Due to their large size, these homes have respectively extended outdoor area with garden and swimming pool and parking space next to the entry.
The public areas are placed in the northern entrance of the site and developed into a two-storey building with basement around a central square. They are designed according to EOT and their expansion is from the side of the square to the east to the pool area. In these premises we include: a lobby reception to which place (lobby, reception, baggage storage room, guest wc offices / Disabled, Cloakroom, play room), a restaurant, a Café-bar, a basement with service rooms and a swimming pool area of 150 sq.m. combined with open spaces, pool bar etc.
